The fall of 2019 is a perfect example, when several clients moved forward on cottage purchases before winter. By spring 2020, they were calling to say they felt like they’d won the lottery — thrilled they had secured the property they loved instead of going down the what if road.
And right now? There are opportunities on the market — and off — that could have buyers unpacked in time for fall colours. The key is knowing how to identify them.
If you’re ready to make a move this season, the best deals aren’t always about finding the lowest price — they’re about creating the right terms. In today’s market, creativity and flexibility can put you miles ahead of other buyers.
Here’s a toolkit of strategies we’ve seen work time and again to secure the right property at the right price.

1. Close early, let them stay late
For a seller staring down winter mortgage payments, this is gold. Let them enjoy one last fall weekend or Thanksgiving, and in return, you lock in the property ahead of the crowd. That flexibility often opens the door to a better price.
2. Cover their legal fees (up to $X)
Let’s say legal fees average between $1,500 and $3,000. For you, it’s a small concession in the context of a property purchase. For the seller, it’s cash saved and one less bill to think about. That simple win can be the nudge that turns a “maybe” into a “yes” — without you increasing your offer.
3. “We’ll close it for you”
Offer to take care of the seasonal “close up shop” — winterization, dock removal, or full shutdown — by closing before mid-October. All the seller needs to do is hand over their contact list, or let your local Realtor connect you with the right people. It spares them the hassle, and you begin your ownership with everything already buttoned up.
4. Flexible possession with a firm price
Separate ownership from move-out. Lock in a firm, clean price to secure the deal, but give the seller extra time to vacate — or quicker access to funds. It keeps them feeling in control, eases their stress, and can make them more open to negotiating on price or terms in exchange for a simple, smooth deal.

5. Simplify the deal
For many sellers, inspection conditions can feel like deal-breakers — or delayed renegotiations in disguise. If you’re confident in the property’s condition — and have already done your homework — consider offering $10K–$20K less. That cleaner approach gives you a built-in buffer for any surprises, while making your offer more attractive to the seller.
Consider bringing someone to a 2nd showing who truly knows what they’re looking at — a contractor or experienced builder — before making the offer to help spot obvious concerns early. Always get permission before opening attics, septics, or anything beyond a standard showing.
Word of caution: This is not a suggestion to skip inspections as a general practice. Always keep essential inspections for major systems and safety items. This strategy is about simplifying the deal when it makes sense, not removing critical protections when they are needed.
6. Purchase the contents
Most cottages are coming with furnishings included, so consider agreeing to this as a way to solve a seller’s pain point. Moving furniture, décor, or dock gear can be a hassle they’d rather avoid. Even if the style isn’t yours, offering to take it all can be the easy “yes” that tips the deal in your favour. They skip the stress, you get a move-in-ready property — and everyone walks away happy.

Part 2: The Questions That Deliver Intel You Can’t Google (or Ask ChatGPT)
These aren’t search-bar questions — they’re the ones your Realtor asks to find the intel and data that puts you ahead of the game.
1. “What problem am I solving for this seller?”
The more closely your offer solves their current challenge — be it winter costs, timing, or logistics — the stronger your leverage.
2. “What would make you say yes today — price aside?”
Some sellers will trade price flexibility for terms that make their life easier. Ask the question, then shape your offer around the answer.
3. “What’s the story behind the days-on-market?”
A property that’s been sitting often comes with context — maybe it fell through with another buyer, maybe the market shifted. Knowing the backstory arms you with negotiation power.
